PROPERTY MANAGER PERSONNEL JOB DESCRIPTION

Position Title: Property Manager
Reports To: Regional Manager
Supervises: On-Site Staff

I. Position Summary
1) Keep the Regional Manager informed regarding the financial and physical condition of assigned property and related personnel.
2) Supervise the activities of the on-site staff toward a shared goal of producing the highest possible net operating income.
3) Ensure the Owner's objectives are realized within the approved scope of authority.
4) Communicate both the Owner's and Management Agent's policies to the on-site staff.
5) Be knowledgeable about the property's economic and physical condition to ensure that the property is maintained in a manner consistent with the Owner's objectives.

II. Site Specific Responsibilities
1) Enforce collection procedures consistent with established policy and procedures.
2) Approve property expenditures for payment, and review quarterly and annual expenditures compared to budget. Implement plans of action to optimize site profitability.
3) Coordinate the daily activities of the Maintenance Department to ensure proper response to maintenance requests, preparation of market ready vacancies, and the overall quality of the community appearance. Perform and document interior and exterior physical inspections.
4) Coordinate and monitor preventative maintenance schedules.
5) Ensure property compliance with all applicable ADA (Americans with Disabilities Act), Section 504 (FHAA) regulations, and other regulations
6) Maintain an organized system for accurate record keeping.
7) Develop and maintain a property safety plan to ensure safe working conditions.
8) Supervise, train, and motivate all on-site employees.
9) Process all required forms and ensure the timely submission of required reports.
10) Read the Kamco Property Company Procedures Guide and supervise your property in accordance with the established guidelines.
11) Ensure all employees strictly adhere to Fair Housing Laws and Occupancy Guidelines.
12) Prepare quarterly Market Survey Reports and ensure accuracy, and prepare marketing plans and resident profiles as requested by Regional Manager or Home Office.
13) Maintain the highest physical and economic occupancy possible at all times. 14) Continually train and develop the on-site personnel in all facets of property management thereby providing an opportunity for additional responsibilities.

ASSISTANT MANAGER PERSONNEL JOB DESCRIPTION

Position Title: Assistant Manager
Reports To: Property Manager

I. Position Summary
1) Assist in leasing activities and resident relations.
2) Maintain courteous and helpful attitude to residents and prospects.
3) Be aware of competitive communities rent levels and amenities, and all community and area facts and statistics.
4) Assist in maintaining accurate resident records.
5) Generally assist the Property Manager in the day-to-day operation of the property as necessary.

II. Site Specific Responsibilities
1) Qualify prospective residents
2) Show the model and available ready vacancies.
3) Verify application data.
4) Greet new residents and assist with the move-in process.
5) Assist in preparing the competitive market survey report as needed.
6) Other duties as outlined by the Property Manager or Regional Manager.

III. Qualifications
1) Accurate typing skills and computer literacy.
2) Accurate use of calculator.
3) Neat, clean, and appropriate appearance.
4) Ability to work with persons of all ethnic and family backgrounds to understand the problems and attitudes of residents.
5) Ability to assist the Property Manager in his/her duties.
6) Neat, legible handwriting and ability to keep accurate records.

LEAD MAINTENANCE PERSONNEL JOB DESCRIPTION

Position Title: Lead Maintenance
Reports To: Property Manager
Supervises: Assistant Lead Maintenance

I. Position Summary
1) Prompt and courteous handling of all resident service requests.
1) Maintenance of vacant apartments according to schedule.
2) Maintain an adequate inventory of parts and supplies.
3) Set up and implement preventative maintenance programs.
4) Assist in the development and maintenance of safe working conditions.
5) Maintain neat, orderly, and safe workshop and storage areas.

II. Site Specific Responsibilities
1) Maintain and repair all heating and air conditioning equipment such as coils, fans, blowers, controls, thermostats, compressors, condensers, etc.
2) Maintain and repair electrical panels and protective wiring including all property lighting.
3) Maintain and repair tools and equipment.
4) Maintain and repair appliances.
5) Maintain and repair general plumbing.
6) Perform general carpentry repairs.
7) Dispose of litter and debris whenever encountered.
8) Repair or replace electric motors, controls, and auxiliary equipment.
9) Repair and maintain central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls.
10) Maintain, repair, or replace air conditioning compressors.
11) Other duties as outlined by the Property Manager and/or Maintenance Supervisor or the Regional Manager.
12) Comply with all state and federal regulations relating to waste disposal, hazardous chemical labeling and handling, etc.

III. Qualifications
1) Full-time maintenance experience or experience in related field.
2) Bondable.
3) Ability to work with persons of all ethnic and family backgrounds to understand the problems and attitudes of residents.
4) Concern for a work-safety program.
5) Formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, HVAC.
6) Willingness to pitch in and work in areas other than strictly repair maintenance, i.e., janitorial, custodial, gardening, painting, etc.
